The below pricing schedule is for one off projects only.

Note: By "usable images" noted in the below list. This is the minimum amount of photos you will receive after the larger batch from the shoot is sorted for selection and processing. I can provide more if asked but a small compensation for extra processing time may apply.

Normally I take between 20 and 100 total shots of a location then sort and select the best photos and process them for the package.

Quick and dirty residential real estate photo packages:
These packages are for 20 to 45 minuets of on location time only and include basic processing

♦ $35 - includes 2 to 3 front of structure photos, 2 to 3 photos of living area, 1 to 2 photos of each additional room (bath,laundry,bed,kitchen)
At leased 7 but may be more usable images depending on rooms.

♦ $55 - includes 2 to 3 front of structure photos, 2 to 3 photos of living area, 1 to 2 photos of each additional room (bath,laundry,bed,kitchen), 2 to 3 back yard photos including outside of out-structures or garages
At leased 10 but may be more usable images depending on rooms.

♦ $80 - includes what you see above plus any extras you may want to add or direct.
At leased 15 but may be more usable images depending on rooms and requests.

High attention exterior residential real estate photos:
These packages are for 30 to 90 minuets of on location time and include more shots/time per item as well as high end processing. I also try to time the shots for best lighting.

♦ $60 for front of structure photos and back or side photos, will include full wide shots as well as creative closeups.
At leased 10 usable images.

♦ $80 for a full walk-around structure shoot
At leased 15 usable images.

♦ $120 for a full walk-around structure and property shoot which may include yard/land and out
buildings as well as external structures.
At leased 20 usable images.

♦ If more or less is required I can quote an adjusted price.
Also if more than one structure or property need to be shot by an individual I can quote a
price at a reduced rate.

♦ I am more than willing to photograph during the winter months.
If winter photos are taken I can come back during greener times to take a second set of photos
and I'll discount the second session.

♦ I'll discount a second session if changes have been made and updated photos are needed.
Example - after a remodel, repainting or landscaping etc.

High attention interior residential real estate photos:

♦ Priced per room. At this time I am charging $10 per room  photographed naturally.
At leased 3 usable photos per room
If creative and fill light is required it is $20 per room ( no available light, eg basement, )
At leased 3 usable photos per room

Note: To adhere to personal moral and MLS standards real estate photos will be put threw general processing with only basic enhancements,retouching and adjustments. No artistic or HDR. They will just be great photos.
